Prices are for mainland only and south of a line drawn between Dundee and Greenock, and east of a line drawn between Plymouth and Bude, delivery to all other areas carries a small excess. Prices are on the understanding that there is a clear and easy access to the site and that there is a level concrete base. We deliver on a 17 tonne flat lorry 33’0” long x 9’0” wide with off loading from the side. It is normal practice to drive the lorry within 30 yards of the base and wheel the units up the drive on a small trolley 2’9” wide. If the access to the site is difficult we require prior notification. Should the concrete base or access to the site not be suitable on the day of delivery then the company reserve the right to deliver only to the nearest point and to make a further charge for a return journey. Delivery promises are made in good faith but in the event of unforeseen circumstances we cannot be held responsible for consequential loss arising from any delay.

Concrete Bases:

We require a level concrete base which should be a maximum of 50mm (2”) larger than the dimensions of the building. After installation we suggest a 50mm (2”) skimming of concrete or a large fillet be placed on the inside of the garage to prevent ingress of water (See below).If you are laying your own concrete base, the suppliers of your ready mixed concrete will advise you of the amount you require if you give the length, breadth and depth of your base. In order to ensure your base is square, measure out a 3, 4, 5, triangle as per sketch (See below) before placing your timbers.Specifications: Are subject to modification without notice. Lean to Garages: After erection we suggest you fit a flashing between the house wall and garage roof to form a seal. NB. Not included in price.Internal Measurements: Brick / Stone garages – subtract 11” from length and 8” from width. Pebble garages – subtract 9” from length and 5” from width.

concrete base measurementIn order to give your timbers a final check prior to concreting, measure the diagonals which should be equal, If you are close to a building or boundary, allow for the overhang of the roof, i.e. flat roof garages 150mm(6”) front and rear 50mm (2”) both sides. Apex roof 150mm(6”) front, rear and either side.Heritage requires 280mm (11”)to side.

Plans:

We advise that you check with your local authority to see if plans are required. A free set of plans of the garage will be supplied on request. an approved plan does not form part of the contract.

Terms:

A deposit secures the order at a fixed price for a maximum period of three months. Full cash price to be paid prior to delivery. The building remains the property of T.Sutcliffes & Company Ltd., until paid in full.

Painting:

The photographs in our brochure and our display models have been painted to illustrate the attractive appearance that can be achieved by painting. Concrete panels are delivered untreated. External timbers treated with one coat of preservative.

10 Year Structural Guarantee:

T. Sutcliffe & Co. Ltd. guarantee to replace or repair at their discretion any defective concrete panel or roof sheet entirely free of charge if notified within 10 years of delivery. Your normal statutory rights as a customer apply. No claim will be allowed for third party labour damage or other expenditure.
